Here is a summary of the real estate market in Maplewood for April 2016.
As the late 2015/early 2016 months had signalled, the recent spring months’ sales have proved to be the best in years. On average, homes for sale in Maplewood remain available for barely two months until going under contract.
As the above numbers show, April 2016 was a banner month. Since January of this year, average home sale prices rose from about $480,000 to just over $600,000. Using the same months for comparison, homes in January averaged 46 days on the market, whereas in April homes averaged only 21 days on the market.
As I stated this winter, these are positive signs for both buyers and sellers, as it tells buyers that Maplewood is a major draw and is the primary suburban town of interest. This information, in turn, tells potential Maplewood sellers, that their homes can command a higher price relative to surrounding towns.
